What "turnkey" means

In a conventional renovation, it's common for the client to contact and coordinate the electrician, the plumber, the painter and other contractors separately, managing schedules, technical questions and any clashes between trades. A turnkey renovation reverses this logic: Rigor coordinates the set of works covered by the agreed scope and checks it is complete before handover.

This doesn't mean the client loses control of the project — it means they no longer have to manage each contractor directly, each material delivery or each scheduling adjustment between trades.

A single point of coordination

The core benefit of this model lies in reducing the management effort required from the client. Instead of several parallel conversations with different contractors, there is a single point of contact responsible for planning the sequence of works, following the execution and flagging any issue that requires a decision.

Trades that can be coordinated

Depending on the scope defined for each project, we coordinate the trades covered by the project, which can include demolition, masonry, plasterboard, electrics, plumbing, HVAC, flooring, joinery, kitchens, bathrooms, painting, window frames, insulation and finishes. Each project has its own scope — this isn't about "handling absolutely everything", but about coordinating the trades covered by the scope agreed with the client.

The role of the Rigor Method

This coordination model is based on the Rigor Method, which structures the project into phases — from the initial survey and scope definition, through to planning the sequence of works and monitoring execution. It's this method that helps reduce the risk of clashes, rework and late decisions, without eliminating the constraints inherent to working on an existing property.

A core principle of this method also applies here: the price only changes if the scope changes — and always in writing. Any change to the initial project is discussed and documented before it is carried out.

When this model makes sense

Turnkey renovation is especially suited to larger or more complex projects, where the number of trades involved would make direct management by the client particularly demanding — for example, in a full apartment renovation, or in a project spanning several rooms, including kitchens and bathrooms.

Assessment and location

Every turnkey renovation request is assessed according to location and the complexity of the works. We carry out projects across Greater Porto and other locations, subject to an assessment of the nature and size of the works — namely in areas such as Porto, Maia, Matosinhos, Vila Nova de Gaia and Gondomar.
